As the fall selling season began, most Bay Area markets saw significant year-over-year shifts in their number of September home sales. San Francisco had a particularly dramatic 35% increase in home sales. Supply actually dropped...the number of active listings plunged y-o-y by 28%. Median price was up slightly, about 3.2%. However, an increase in sales with a decline in listings has added huge pressure to the SF market going forward. We can expect to see price increases in 2026.
Marin, following San Francisco, saw a significant September y-o-y 19% increase in unit sales, and a dramatic increase in luxury sales over $5,000,000. Median prices rose 3%, while other market indicators suggested a slightly cooler market than last year.
October data will give us further insight into the autumn selling season, before activity begins to slow down in November for the mid-winter holidays.
Many aspects of value cannot be adequately reflected in median and average statistics: curb appeal, age, condition, amenities, views, lot size, quality of outdoor space, "bonus" rooms, additional parking, quality of location, and so on.
