Are prices dropping in Marin County?
Well....no...they're not dropping, they're stable. We expected a downward adjustment when tariffs were announced, but the impact was short-term. Over the last three months, we've seen the market slow, then quickly re-stabilize. Here's a look at Marin County single-family performance in May-July this year vs. last year.
Median Closing Price - $1,770,000 vs. $1,7750,000
Average Dollars/Square Foot - $987 vs. $985
Number of Homes Sold - 597 vs. 581
The San Francisco single-family market, a Marin indicator, is performing very well and is expected to get even stronger.

Money pouring into artificial intelligence has lately supercharged the city's tech profile. The change is visible. Rents are climbing agin. City busses are beginning to fill up, and the face of San Francisco is starting to look younger. The AI industry is exploding. Last year, SF companies raised nearly $35 billion in venture capital funding. This has changed the San Francisco housing market to one of the hottest in the Bay Area, diverging from the county at large. Home prices are starting to climb YOY, and these are very early days for the AI boom. The explosion of new wealth will likely be astonishing.
If improvements in economic indicators continue, and if the the dramatic effects of the AL boon begin to filter out to surrounding counties as occurred in earlier tech booms, we should see positive effects on Marin market conditions in the second half of the year.
