Are homes selling over list price in Marin County?

214 Cleveland Ct, Mill Valley: Sold $300,000 over list.

There are dramatic selling figures coming out of the San Francisco real estate market this year. Buyers are often experiencing new wealth from the artificial intelligence explosion, and good listings are generate competition. For desirable homes, the list price may just be the starting point. Over 150 homes have sold this year for more than $1,000,000 over list, and $2,000,000 over is not uncommon. In June this year, 44 homes closed for over at least $1,000,000 over list price, compared to 8 homes  in June 2025.

Going forward, this cycle is expected to continue as companies release initial public offerings. Anthropic's IPO, for example, is expected before the end of the year. Estimates are that approximately 4200 employees will become at least millionaires, with over 1000 expected to have a wealth of over $10,000,000. It is expected to be one of the largest wealth creation events in tech history.

This is in stark contrast to many markets across America, where high interest rates have reduced the affordability to buy...and also the incentive to sell and lose the 2%-3% rates many homeowners enjoy.

Multiple offers, resulting in sales over the list price are also common in Marin. The sold price over list price is not as dramatic, but buyers winning good houses are commonly paying more than the list price. This is especially true in the Southern Marin towns, where the commute to San Francisco is short.

Here's what it looks like for the last three months as of early November:

Mill Valley: 40 of the 60 sales were over list price, with a range of  $5,000 to $1,300,000
